Your world will get much brighter on October 7th when you can hold him tight, and none of these things will seem as severe.

I work with a lot of flipped collateral every day as part of my job, and even in this depressed market there ARE investors out there who would love to snap up a property like that, make repairs and resell for profit. Sometimes it might involve lowering the asking price a bit to entice them, but anyway there are plenty of cash buyers out there, and one of them will buy that house. It WILL happen for you... and in the meantime, as you say it's yet another lesson in patience! We in LDR's seem to get a lot of those lessons!
